Portoro turns over the home, inspects it, dispatches vendors, and answers the alarm at 2 a.m. You submit each booking through the Owner Portal, and the work follows.

What we run, when you ask.

Hybrid is the field operation. You stay the host of record on the listing platforms. We are the team on the ground. Every job is logged in your Owner Portal with photos, time, and parts.

Standard turnover

Cleaner dispatched between guest stays through Breezeway. Linens, consumables, and a checklist tuned to your home. Photo evidence on every task.

Pre-arrival inspection

A non-cleaner inspector walks the home before each check-in. Catches what a turnover cleaner would not, and verifies the home is guest-ready.

Mid-stay issue dispatch

When a guest reports a problem during the stay, you flag it in the Portal and our local team responds. Sixty-minute on-site target for genuine emergencies.

Post-departure inspection

Inspector checks the home after the guest leaves. Damage, missing items, and condition logged with photos to your Portal so you can support a claim with the listing platform.

Owner-stay prep and vendor coordination

Coming home for a personal stay, or sending a contractor in for HVAC or pool service. Submit the request in the Portal and the local team handles the prep, the access, and the supervision.

Emergency response and smart-lock provisioning

Twenty-four hour emergency line for the home. Lynx smart locks provisioned per stay so guest codes are unique and time-bound. Photo evidence on every visit.

How it works

You book it. We run it.

You keep the listing.

Your Airbnb, Vrbo, and direct accounts stay yours. You set the price, you accept the booking, you decline the booking. Portoro never logs into your channel accounts.

You submit through the Portal.

Each new booking, change, or cancellation goes into the Owner Portal. The Portal sends the right work order to Breezeway, automatically. The local team sees it the moment you submit.

The work is logged, and you are billed for it.

A monthly retainer covers operating standby, the GM relationship, and Portal access. Per-task work is billed against the published rate card the day it is performed. You see every line item in the Portal.

Hybrid is billed as a monthly retainer plus per-task work against the published Portoro rate card. Your local GM walks you through the retainer level for your home and market in the partnership conversation.

The transitioning owner

Wants to keep the channel relationships and revenue control while testing what a professional field operation looks like. Most Hybrid owners eventually move to Full Rental. The same Breezeway plan and Portal account come along.

The conversion mechanic

No friction between tiers.

Start at Care. Move to Hybrid when you start renting. Move to Full Rental when rental becomes the primary use of the home. The same Breezeway field plan, the same Portal account, the same local team carry across.

Most owners begin with one tier and move at least once over the life of the home. The product was designed for that movement. Only the commercial structure changes, and only the operating layers that the new tier turns on.
