Published inspection cadence

Bi-weekly, weekly, or twice-weekly visits depending on tier. Reports are photo-documented and stored for the owner.

Maintenance approvals

Routine findings become owner-approved work orders. Anything under fifteen minutes during the scheduled visit is complimentary, logged in the portal at zero charge. Charged labor runs $60 per hour in 30-minute increments, parts at cost. Vendor work the home needs is coordinated at twenty percent of the invoice.

Smart access and key holding

Lynx smart access gives the local team, owner-approved vendors, and emergency responders controlled entry without loose keys.

Optional sensor visibility

Owners can elect NoiseAware, Minut, hot tub, leak detection, and auto-shutoff monitoring where the home supports it.

Annual Asset Physical

The home receives a structured annual review with condition notes, photos, recommended interventions, and capital planning context.

Inspection history, maintenance notes, approved work, sensor data when elected, and statements stay in the owner view.

What Care does, and does not, cover.

Hands-on minor repairs that take less than fifteen minutes during a scheduled visit are complimentary, logged in the portal at zero charge so the work is still visible. Anything beyond runs at $60 per hour in 30-minute increments, parts at cost, photographed in the portal. The same maintenance discipline that runs Portoro rentals.

Vendor work the home requires (HVAC service, septic, deep landscaping, capital projects) is coordinated by Portoro at twenty percent of the vendor invoice. The vendor's own number is billed at cost. The twenty percent covers scheduling, on-site quality check, photo evidence, payment processing, and inclusion in your monthly statement.
